General Rules, Information, and Questions for Hunters Village Way

Condo Fees: Condo fees are due by the 1st of each month. Please make your checks payable to "Hunters Village Way HOA" noting in the memo section the month for which each payment is being made to ensure that your payment is credited appropriately. Our current monthly condo fee is $90 and can be sent to Hunters Village Way Homeowners Association P.O. Box 4488 Manchester, NH 03108. Payments are now accepted via www.PayPal.com by making payments to huntersvillageboard@gmail.com . Any PayPal fees will be added to the unit onwners account. If payment is not received by the 15th of the month you may be assessed a late fee.

Exterior Modifications: The success and uniqueness of our community and the increasing value of our individual home can only be maintained by adhering to certain standards in uniformity. Please request approval from the HOA before making any visible alterations or modifications to the outside of your home. If such pre-review and approval is not given, the cost to bring renovations back to our standards could prove costly to the homeowner.

Insurance: The HOA only maintains general liability, director and officer, and crime, insurance for the association. Each unit owner is responsible for purchasing their own full homeowners insurance policy for their unit since there is now no Master Insurance Policy for Property insurance on the owners unit.

Landscaping: The HOA contractor to maintain common areas. In order to keep our monthly association fees as low as possible each home is assigned “limited common area” that is maintained by each homeowner. If you have questions about what limited common area is assigned to your unit please contact the board.

Parking: Please see the parking page on page on our website for a map and other parking details. During snow storms vehicles in guest parking or parked in approved areas should be moved before to allow our plowing contractor to clear snow as needed. At a minimum car in guest parking or in approved areas must after 3 hours or before the plow returns for a second pass. Any vehicle that is not moved by the second passing of the plowing contractor is subject to towing at the owner’s expense.

Pets: We welcome pets in our community, but homeowners must take responsibility for picking up after their dogs so that our lawns and streets remain free of all animal deposits. Pets shall not be permitted outside of units unless they are accompanied by an adult person and carried or leashed.

Speed Limit: For everyone's safety, please adhere to the posted speed limit of 10 MPH throughout Hunters Village Way. The HOA has the power to issue a ticket to any homeowner considered in violation of the posted speed limit. The 1st Offense will be a warning. If the abuse continues, a fine will be issued with the monthly condo fee. The homeowner may dispute this by attending the monthly Board Meeting.

Trash & Recycling: In order to keep our neighborhood attractive to our visitors, as well as to those who live here, please see that all trash and/or recycling is placed in designated city of Manchester approved barrels supplied to you by the city transfer station. Barrels can be placed curbside at the exit to HVW/Mapleton Rd. after 12 noon on Tuesday nights for Wednesday pickup and must be removed by Thursday nights before 5pm. A warning will be issued 1 time per calendar year per unit for any barrels not removed on time or any trash/waste disposed of improperly. Any subsequent violations will result in a fine. Exceptions to the barrel pickup time will be made for any holiday or other delays in the city of Manchester trash pickup schedule. Units: Hunters Village Way has 35 units.
